Technical Property Manager for Commercial Real Estate (m/f/d)

In a strong team with motivated colleagues, you are responsible for the technical property management for your assigned real estate portfolio in full time. In close cooperation with the commercial property management, you ensure the operation of the objects. You work on the ongoing optimization of the properties you care about and are in close contact with our customers: inside.

Preparation, completion and management of maintenance, building management and service contracts Monitoring of operator obligations, in particular through compliance with statutory and contractual requirements for building operation Regular examination of the necessary expert and specialist examinations and necessary maintenance Current object visits and tests, assessment of technical aspects and preparation of reports including recommendations for reorganization taking into account legal requirements Development of maintenance strategies taking into account ESG and sustainability criteria awarding, monitoring, acceptance and billing as well as tendering of maintenance and repair measures as well as coordination of the construction of renting equipment Assessment of the structural requirements of the tenants in the context of the lease negotiations in cooperation with the rental management Budget planning and control for investments and operating costs (CAPEX and OPEX) Application of liability claims against the hurdles Coordination and control of insurance damage of any kind Reporting to owners: inside Coordination and control of external service providers:in relation to construction and technical measures Definition and implementation of optimization measures relating to real estate operations (including infrastructural and technical services, technical installations) Close cooperation with internal departments, house technicians:inside, house masters:inside, service providers:inside and security companies Energy management

Successful technical training or equivalent study or cross-entry with relevant professional experience German language skills in word and writing Professional experience in the technical support of real estate, in particular in the handling of building documentation, service provider contracts and technical building equipment knowledge of the legal and contractual requirements for building operations and experience in the monitoring of experts – and customer reviews Experience in the award, monitoring and accounting, and knowledge of budgeting and tendering of maintenance and repair measures Ability to coordinate and control external service providers: Impressed communication skills in handling internal departments and external clients:
