What are your priorities?

• Regular control of the overall state of the property and the determination of road safety, technical and structural deficiencies, etc., as well as safeguarding and eliminating hazards
• Regular state control (including detection of road safety, detection of technical and structural deficiencies, cleanliness control, detection of violations of domestic law)
• Implementation of the first guarantee (possibly guiding the visit book)
• Opening and closing service of buildings and rooms
• Take care of messenger services and smaller transport works
• Cleaning and maintenance of outdoor facilities (including green areas, roads, courtyards) or in the case of foreign assignment
• Control the clearance and scattering obligation
• Monitoring environmentally sound separation of valuables and waste and ensuring professional disposal
• Reading and documentation of measuring devices/collecting consumption data
• Consumption/acquisition of interference messages
• Tasks according to the activity profile of an electrotechnically instructed person (after ordering)
• Damage and deficiencies report to construction and contract management
• Instruction, supervision of foreign companies at the site of use
• To submit proposals for appropriate procurement (material and work equipment for care and other measures) and to carry out procurement (purchase) within the limits of value
• Implementation of visits in coordination with the place of residence and contract management
• Apartment transfers and apartment withdrawals incl. Notification of deficiencies (recreation of housing transfer and housing withdrawal protocols)
• State documentation
• Instruction rental contract party
• Key management (transfer, withdrawal, additional and replacement purchase)
• Recording of markings (including bell and mailbox)
• Preliminary acceptance/preliminary inspection of contract termination (preliminary protocol)
• Create, modify and complete IH ticket system messages (data maintenance measures)
• Execution of tenants (first contact point on site for problems, deficiencies, damage to the rental item, etc.)

What do we expect?

Qualification:

• Successfully completed vocational training in a relevant craftsmanship

Competences:

• Knowledge and professional experience in property/characteristic services and building/plant engineering

Other:

• Organisational skills, reliability and sense of responsibility
• Good understanding and communication skills, customer/addressed behavior, ability to act on a team
• Powerfulness as well as the ability to work thoroughly and target-oriented even in case of increased work, as well as pronounced customer and service orientation
• Knowledge of standard IT applications (Microsoft Office) as well as the readiness to operate a service phone are absolutely necessary
• Driving licence class B/3 driving service car
• Ready to operate various technical devices as well as to climb ladders and treads
• Participation in (tlw. multi-day) training and willingness to attend service trips, which regularly also take place in more distant properties within Rhineland-Palatinate and Saarland
