Our offices in Bremen are located in the middle of our plan area on the overseas island, in the overseas city and directly on the Weser. From here we reach all construction projects in Bremen virtually “on foot” and coordinate and manage further projects and objects on Norderney, Rømø and Borkum, in Hamburg, Hanover and Lübeck. In this position, you play a central role in controlling and coordinating demanding construction projects. As a contractor representation, you accompany projects from the early stages of planning to the successful implementation and ensure that quality, dates, costs and project objectives are reliably adhered to.

Your tasks: Own-sponsored project management in the performance phases 1–5 according to HOAI – from basic determination to execution planning. Control of design, approval and execution planning for buildings and interiors up to acceptance and transfer to tenants or Buyer. Organisation and coordination of the entire planning process, including during construction, according to the performance phases according to HOAI. Ensuring efficient communication and complete documentation. Monitoring the planning quality, ensuring compliance with contractually agreed planning objectives and checking the conformity of the planning results with the building specifications in the performance phases 1–5. Cost control from the first cost estimate to the detailed cost calculation and cost control during execution planning. Ensuring compliance with the specified budget framework. Planning and control of schedules at all stages of the project. This includes voting with specialist planners and exporting companies and ensuring a timely completion. Accompanying the builders in the production and testing of contracts with planners, specialist planners and exporting companies. Ensure that relevant insurance and contracts are up-to-date and comply with legal requirements. Representation of the interests of denkmalstadt GmbH to external project participants such as architects, specialist planners, authorities and exporting companies. Close cooperation with the internal team to successfully implement the project objectives in the performance phases 1–5 according to HOAI. Support, testing and optimization of externally created planning as well as ensuring compliance with the project objectives, design requirements and economic requirements. Responsibility for appointments, quality, costs, legal certainty and the economically successful completion of the projects, including monitoring and controlling of ongoing construction projects.

Complete study of architecture, civil engineering or a comparable discipline, as well as well as well-founded expertise in planning and project management. Multiannual professional experience in project management, especially in the performance phases 1–5 according to HOAI for buildings and interiors, as well as knowledge in project management according to AHO. Comprehensive knowledge in dealing with VOB, HOAI and the relevant legal regulations. Teamability, cost and quality awareness as well as a safe and high level of penetration towards planners, entrepreneurs and external partners. Experience gained in cost planning, timing and quality assurance as well as the interest in further developing the knowledge in the application of BIM, in particular ArchiCAD. Predictive thinking, determined action and willingness to take responsibility for the successful management of projects.
